TERMS AND CONDITIONS FOR HOLIDAY COTTAGE LETS

Please note that whilst we use our best endeavours to keep this website up-to-date, prices may be subject to change and availability requires to be checked by Bowlts prior to any booking being confirmed.

How to Make a Booking

Within each let being offered, you will find a link titled "download property details". This link allows you to download a detailed brochure for each individual property. You will also see a schedule of availability for each let and pricing throughout the year. Once you have made your choice, you can, buy pressing the "book now" link, send us an email detailing which dates you are interested in. We will then contact you to confirm availability and subsequently will issue you with the relevant documentation to be completed.

Alternatively, you may telephone us on +44 (0)1343 890400 and one of our staff will be more than happy to assist you in making a booking.

Payment

Once Bowlts have confirmed availability, a non-refundable deposit is required in order to confirm your reservation. Once the deposit has been received, together with a completed booking form, a letter of confirmation will be issued. The balance is payable no later than six weeks prior to the let commencing. In the event that you are booking within six weeks of the start of your visit, payment in full is required with your booking. Please note that all cheques should be payable to the individual/business detailed on the confirmation letter. Cheques should not be made payable to Bowlts.

Detailed directions and instructions will be sent out with the final invoice.

Damages/Breakages

Some property owners seek a damages/breakages deposit prior to the commencement of each let. This deposit is returnable to you, subject to a deduction for the cost of making good any damage or loss to the property or for excessive cleaning which may be required following your visit. The amount of deposit, if any, is detailed in the PDF schedule for each property. All deposits are payable with the balance of rent and will be repaid within seven days of the end of your holiday.

Cancellation

Please be advised that any monies owed are payable, irrespective of cancellation. You are therefore advised to insure against cancellation. However, in the event that you have to cancel your booking, Bowlts will use their best endeavours to re-let and, if successful, will make a full refund, less an administration charge and any other expenses incurred in re-letting. Therefore, it is important that you advise of any cancellations as soon as possible, both by telephone and in writing.

Property Contents

Each of the properties on this site are furnished and equipped for the permitted occupancy, this including kitchenware, crockery, cutlery, iron and ironing board. Most properties will have an inventory.

Pets

Very often, guests wish to take their pets with them and these are generally welcome, although not always. There may be a supplemental charge and details of any pets must be specified when booking. The owners of pets will remain responsible for any damages caused and the making good thereof.

Linen and Towels

Details are provided in the PDF schedule for each property. All properties are supplied with pillows, duvets or blankets, but not always with linen. Therefore, unless otherwise stated, guests must bring their own duvet covers, sheets, pillowcases, towels and tea towels.

Cleaning

You will appreciate that there is only a limited time available to clean properties between lets. Notwithstanding this, every effort is made to ensure that each property is thoroughly cleaned. You should note that it is a condition of your let that you leave the property and its contents clean and tidy and there may be additional charges in the event that this does not happen.

Short Breaks

Short breaks can be arranged for some properties. If this is of interest to you, please contact Bowlts.

Complaints

In the unlikely event of a complaint arising with the property, you should make immediate contact with the owner/caretaker so that there is the possibility of having the problem resolved immediately. Nevertheless, if there were a serious complaint, we would ask that you inform Bowlts as they would wish to take every step to ensure you enjoy your holiday.

Booking Terms and Conditions

It is important to note that Bowlts act only as agents for the owners of properties featured on this website. The hiring contract is between the guest and the owner. The receipt of a completed booking form and/or payment of a deposit are treated as a firm booking and, if accepted, the guest becomes liable for the full balance of charges which are payable six weeks prior to the commencement date. It is important to note that non-payment of the balance of hire charges by the due date will result in Bowlts treating the vacancy as being available for re-letting.

Similarly, owners reserve the right to decline to hand over properties to any person or persons who, in their opinion, are not suitable to take charge. In such cases, there will be a full refund and the liability of the owner shall cease. However, if an owner is prevented because of circumstances beyond his control (for example, fire damage) from putting his property at the disposal of the guest, the hire charge shall be refunded in full, but the guest shall have no further claim against the owner.

There may be certain specific conditions and restrictions applying to certain properties.  These will be mentioned in the individual property schedules and will be deemed to form part of these Hiring Terms and Conditions.

The contract between the guest and the owner of the property is in terms of Schedule 4 Section 8 of the Housing (Scotland) Act 1988 and confers on the guest the right to occupy the property for the period agreed for holiday accommodation purposes only.

Bowlts have taken every care to ensure the accuracy of the descriptions and all information is given in good faith, but Bowlts cannot be held responsible for changes beyond their control, nor can they be held liable for any act, neglect or default on behalf of the owner, resulting in loss, injury or accident caused to the guest.
