AMENDS TO LEGISLATION TO PROTECT THE RIGHTS OF TENANTS WELCOMED BY BOWLTS

Posted on

Following the announcement of Housing Minister Keith Brown on illegal charges to upfront fees for private tenants, Bowlts Chartered Surveyors is delighted to confirm that it already complies with the amended legislation due to come into force before the end of 2012.

Under the Rent (Scotland) Act 1984, landlords and agents can legally charge rent and a deposit only when granting a tenancy. However, the current legislation is not sufficiently explicit regarding additional charges. This has led to many agencies charging tenants for services such as credit checks and inventory fees.

The law will now be clarified to prevent landlords and letting agents making additional upfront charges to tenants.

Charlotte Lane of Bowlts commented, “Letting an empty property can provide a valuable second income but it is important to stay abreast of legislation changes such as this and the new tenancy deposit scheme. Choosing the correct letting agent for your property is crucial to ensure both the rights of the landlord and those of the tenant are protected.”

At Bowlts Chartered Surveyors, our staff undertake specialist training to ensure they are fully conversant with current and proposed regulations, to ensure our clients receive the best advice possible.

Our team of experts also has extensive local knowledge and is able to offer landlords and potential landlords an efficient and personal service, tailored to their needs. From one off advice to a full property management service, Bowlts is there to help you maximise your investment.
